Opportunity Zones

Created by the Tax Cuts and Jobs Act of 2017, the Opportunity Zone program is designed to incentivize long-term capital investment to disadvantaged urban and rural communities nationwide.

The program provides tax incentives to investors who direct their capital gains into a Qualified Opportunity Fund, which then deploys capital into a designated Qualified Opportunity Zone. Ultimately, this provides the investor with both a tax deferral and potential for tax-free growth.

1031 Exchange

The term 1031 Exchange is defined under section 1031 of the IRS Code. (1) To put it simply, this strategy allows an investor to “defer” paying capital gains taxes on an investment property when it is sold, as long another “like-kind property” is purchased with the profit gained by the sale of the first property.

A conservation easement is a voluntary legal agreement between a landowner and a land trust or government agency that permanently limits uses of the land in order to protect its conservation values.
